For example, Prague 1 and 2 are central and ideal for those who want to be close to the city’s main attractions, while Prague 5
is suited for entrepreneurs, and Prague 7, 9, and 12 offer more residential areas with parks and schools, making them perfect for families.

Rental Costs in 2025

Rental prices in Prague vary depending on the location, size, and condition of the property. In 2025, you can expect to pay around 20,000 CZK per month for a one-bedroom apartment in the city center.
Prices may range from 15,000 CZK to 25,000 CZK for a one-bedroom apartment, depending on the specific district and apartment amenities.
In the city outskirts, prices are more affordable, ranging from 12,000 CZK to 18,000 CZK for a one-bedroom apartment.
Renting a 2+kk apartment (two rooms and a kitchenette) in the city center costs around 30,000 CZK
per month. In the outskirts, prices are typically between 20,000 CZK and 25,000 CZK per month.
For larger 3+kk apartments (three rooms and a kitchenette), the rent in central Prague is approximately
40,000 CZK per month, while in the outskirts, it ranges from 30,000 CZK to 35,000 CZK per month.

Utility Payments / Fees

In addition to rent, you need to account for monthly costs for utilities and services. Utility payments in Prague can vary significantly depending on the energy efficiency of the apartment, which is classified from A (most efficient) to G (least efficient).

Apartments with higher energy efficiency, such
as those in class A or B, typically have lower energy costs.
The average monthly costs for utilities such as electricity, gas, and water range between 3,000 CZK and 4,500 CZK for a one-bedroom apartment. Internet and TV services may add an additional 500 CZK to 800 CZK per month.
Security Deposit and Real Estate Agent Fee

When renting an apartment in Prague, it is common for the landlord to require a security deposit, typically equivalent to one to two months' rent. This deposit serves as a guarantee for the owner to cover any damages caused by the tenant or unpaid rent. For instance, if your monthly rent is 20,000 CZK, you can expect to pay
a deposit of 20,000 CZK to 40,000 CZK.
If you decide to use the services of a real estate agency, be prepared to pay a commission.
The real estate agent's fee is usually equal to one month's rent. Thus, if your monthly rent is 20,000 CZK, the commission will also amount to 20,000 CZK.
It’s important to include this cost in your budget when planning to rent an apartment.

A real estate agent will assist you during the initial apartment viewing, the signing of the contract, and other steps. They know how to present tenants in the best light to help you secure the property.
It is essential to view properties in person before signing any contracts to ensure they meet your needs and expectations.
