Mortgages in the Czech Republic continue to become more affordable, with the average offered interest

rate approaching the five percent threshold.

According to the Swiss Life Hypoindex, the rate reached 5.05% in March, marking another slight decline.


The lowest rates are currently available for three-year fixed mortgages, where it is possible to secure a mortgage loan

with an interest rate below four percent.

As interest rates decrease, monthly mortgage payments are also declining.

For example, a loan of 3.5 million CZK over 25 years had
a monthly payment of 20,555 CZK in March, which is 2,800 CZK less than two years ago when the rate was 6.37%.
However, a further significant drop in mortgage rates is not guaranteed. The market is influenced not only by competition among banks but also by macroeconomic factors, particularly uncertainties related to global inflation and central bank policies. Five-year interest rate swaps remain around 3.5%, and when combined with bank margins and risk surcharges, they limit the potential for further rate reductions.
